Delaware LEED Platinum Office Park
REHOBOTH BEACH, Del. — While Delaware may have been the first state in the nation, it has yet to have something that other states have seen flourishing — a privately owned office park with coveted LEED Platinum certification. That is, until now.
Currently in the final stages of design, Ocean Park is the state’s first privately owned office park planned for LEED Platinum certification.
The office park, planned for completion in 20112, will feature several Class A office buildings, providing 45,000 square feet of space for medical or service businesses. The office facilities will reportedly use 33 percent less energy and generate 33 percent less wastewater than comparable-sized commercial buildings.
Ocean Park’s sustainable features will include rooftop wind turbines, a rainwater collection and reuse system, low-flow fixtures and waterless urinals, an under-floor HVAC distribution system, a reflective and green roof, and a solar hot water system.
Constructed with recycled materials, the office park will offer covered bike storage and hybrid-electric car recharging stations, showers and lockers for bike commuters, permeable paving that reduces the heat-island effect, rainwater and site runoff reused for irrigation, and a landscape planted with native vegetation.
Approximately 90 percent of occupied spaces will feature natural daylight, according to developers. Solar shading and light shelves will control sun glare and maximize natural lighting.
